Virtus were engaged by Hines Ireland at initial concept design stage to manage the procurement of a suitably qualified concept / planning design team and to deliver planning for the various elements of the overall Cherrywood Town Centre including TC4 residential which was granted planning in May 2018.
The scheme consists of 520 residential units including a mix of studio apartment units and also includes ground floor retail and private communal areas with a total area of circa 48,550sqm. The development consists of 3 separate blocks located on a podium structure over two individual basement carparks.
The majority of the blocks are 5 storey however an upward modifier element adjacent to the Brides Glen Luas stop extends to 8 stories
Virtus have continued as Project Managers post planning and are currently managing the detailed design stage and construction. In an effort to fast-track delivery two main contractors have been appointed. Conack are delivering the 212 apartment unit front block whilst Sisk are the appointed main contractor for delivery of the 308 apartment unit rear blocks.
The construction strategy is designed to accommodate phased delivery of apartment units over an approx. 6 month period. The development will form part of the first Well Community scheme in Europe and is also promoting and incorporating sustainability and a greener environment. The design and construction teams are targeting BREEAM Excellent Certification.
